Reasons to consider BIM for Real Estate..

An example BIM project in Revit.

We all hear how the construction industry is slow to adapt to new technology and how we build a building the same way for almost the past century. Well.. Besides other incentives, Building Information Modeling aka (BIM) is giving everyone involved in the AEC industry a reason to consider the move to a more tech infused building process. Here are a few reasons why developers should consider this for their next development projects.

Better Output through Collaboration

BIM creates a collaborative working relationship among all project partners which includes various design disciplines, the general contractor, specialists, suppliers and the customer, using a single shared 3D model. The collaboration aspect limits problems before the construction begins depending on the delivery method, that may have been caused on the field as a result it is being worked on one virtual model.

Simulation and Visualization Capabilities

Most BIM softwares like a Revit made by Autodesk, comes with the ability to simulate various aspects of the building during the design phase prior to be constructed. These capabilities include energy analysis, structural analysis and clash detection. Also, collaborating different disciplines like architecture, MEP engineering and structural engineering allows the design professionals to spot potential issues before they arise as well as the general contractor depending on the delivery method being used.

The Cloud

Another powerful reason that developers should consider BIM, is the cloud. The developer will have a database of all the intelligence and information at their fingertips, no matter where they are. Having the cloud means that the developer will have access to up-to-date, detailed project information anywhere.

Having BIM capabilities is, I believe the starting point, for the AEC industry to truly evolve into a more modern approach to designing and constructing a structure.
